How Does Our ProgramWork?
What you want is to Buy your Own Home. We are Licensed Realtors and we want to sell you a home!
We understand you may need a little time to either save money for a down payment to purchase or fix up your credit before you qualify for a home loan. We have houses available for rent that you can live in, pay below market rent, and use as a stepping stone to your eventual home purchase.
We DO NOT collect large, non-refundable down payments from our clients. You simply pay a security deposit like you normally would, and a small program fee to get you set up with credit repair. 100% of your security deposit will be applied to the down payment of your eventual purchase. We will get you working with Central Ohio’s #1 mortgage lender right away and we’re going to help carve out a roadmap qualified to buy.
You’ll be renting a home but treating it as if you own it. The home will have a home warranty in place which you can use for general maintenance if it arises. We will provide you with a list of qualified maintenance/repair vendors as well. 2x any money you are out of pocket for maintenance will go towards your eventual down payment.
We provide you flexible lease terms so when you’re ready to purchase, we can help you start making offers on homes right away. You’re not stuck in a long term lease. Minimum term is 12 months, after that we re-evaluate where you are at in your program and tailor your lease term to match up with when you’ll be ready to buy.
You will be renting a nice home in a nice area at below market rent so you can save money. We will credit 100% of your security deposit and 2x any maintenance costs you are out of pocket to your down payment. The expectation is that you are going to take care of the home so when you’re ready to buy, we can easily move you into the home you’re purchasing and move someone else into the home you were leasing.
Our program really works if you work it. Our success is your success so we’re going to do everything in our power to help you succeed. In the event something happens in your life that prevents you from qualifying for purchase, we will refund your security deposit (assuming you’re giving the house back in the same or better condition as when you moved in) ~ You have nothing to lose and everything to gain!
